1. No long lines out the door, means stronger negotiating power for buyers who rarely encounter bidding wars.
2. Sellers are paying for buyers to break their current leases.
3. Sellers are paying closing costs, on avg in Oct $7k and Nov closings are showing a $9k avg.
4. Sellers are paying the fee to buy down buyer interest rates... so you can still get in the 5's, people!
5. Sellers are making major repairs like a new roof (no joke, we just negotiated one), new AC units, major pool repairs, major landscaping repairs and/or credits toward these things.
6. Appraisal issues are no longer a problem so buyers aren't paying out of pocket for gaps in value and are often walking into instant equity.
