Are you the new kid on the block, the new agent or the seasoned agent working in a new area?  Don't stress,  you can convert potential sellers when you have the right tools.   Are you a part of the “no network syndrome”? How about the fear of not converting when a potential seller invites you to their home to possibly list their house?

Converting clients into listings when you are the new agent, or the seasoned agent in the area or you just moved to an area where you don’t know anyone is not impossible.  There are many ways to convert a potential seller when you are a new agent or new to an area.  Below are quick strategies to convert sellers.

One of the first questions a seller might ask is "how many homes have you listed in the area"?  Most agents freak out and then provide the standard answer, "I haven't listed any homes in this neighborhood, therefore, I am going to work harder for you". This is an old strategy taught to me back in 2001.  Seller's are much more savvy today and we have to become more strategic then traditional strategy.

Your beginning strategy is to understand who is listing and selling the homes in the area.  Start with looking up every agent that lists in the neighborhood and find out if they only list,  do they do dual agency or do they bring in buyers!!!  You may determine that many agents that list, are not the agents that sell those homes.
