Let's talk about low cash offers. One thing we've learned over the years is to stick to your number. Whenever we go outside our number, we've gotten burned. So what happens when your offer is lower than someone else's? How do you get the seller to sign with you over another investor? Well we have a few tips! The most important thing we do is help sellers, and sometimes they need something other than money, like trust, empathy, or assistance. If you remember this, chances are you'll secure some deals even when you aren't offering the most money, we definitely have!

Shawn Bowen has been a real estate investor since 2010. Right now he mostly does wholesaling, but he's also worked on new construction, rehabs, lending, buy and holds, rentals, and creative financing.
