If I am considering purchasing a subdivision that has a HOA, can I negotiate the terms of the HOA or do I have to adhere to whatever terms the HOA offers?

WREA firm partners with several allied businesses like home warranty firms, lenders, etc. Do those partner businesses give clients of WREA any preferential treatment, lower rates, more favorable terms, discounts?

Upon closing sometimes the seller leaves things behind in the home: in a shed, in the basement, in an attic storage area. Do those items immediately become the property of the buyer, or does the buyer have a duty and responsibility to return them to the seller?
