Home Partners of America's Business Development Manager and podcast host Safiyah Basir provides pro tips twice a month for agents and residents. This episode goes over the Inspection's process and how to be most successful.
Pro Tips:
1. If there is a septic system on the property and or a well used for drinking water the seller is responsible to get these two items inspected as per our buyers addendum.
2. We understand that we are under a time line to get inspection repair requests out and it would help to make sure all utilities are on prior to the inspection.
3. We need to make sure that we have access to the electrical panel, crawlspace, and attic so that we can get an entire picture of the property. Seller to make sure that all open, expired, and unpermitted work that may have been done on the home have been finalized permits pulled or any issue with permits have been resolved prior to closing.
4. We would also like to make sure that the sellers are aware that we may not have the inspection prior to the day of our deadline and we will do our best to get any request out prior to the day of the deadline but we may have to get it out the same day or provide an extension to extend the inspection period to allow us to review the inspection report and to request any repairs.
