Y'all lot 30, which is 359 Pelican flight drive on Dewees island. It's ocean front property. It's got amazing grand Oaks on it and some great buffers from the road with a wetlands that blooms these beautiful purple marshal flowers in the fall. Let's take a look.
So y'all, here's that wetlands in the front of the property. That is a great buffer from the roadway. There's my golf cart sitting on your shared driveway, which you share with the neighbor. So all responsibility and maintenance is shared as well, but this is how you'll get all the big equipment and heavy trucks to your property to build your house. You probably want your driveway to come on down through here and then split off to your property, which is on the left. We are standing in the best buildable area on this home site. You see, you have an oak tree there, you have this amazing grand Oak tree right here that I would love to see someone highlight around a porch. And then there's that wetlands just beyond. So you'll be at least 10 feet off of that. You have an Oak over there and here, and then right out front of your lot, these are all things you'll want to discuss with the ARB about what you can do with your home.Do you wanna try and work around them to build your house or see if they will allow you to remove them. So here is your nearest neighbor on this side and you probably won't get any closer to them than where I am right now. You can see if we look out there, the ocean is just straight ahead. Let's go find it.
All right. Y'all I am standing at about as far forward as you're gonna be able to build your property. You can see we've got some wetlands vegetation here, but a survey would absolutely be able to define that much better than my eyeballs. You can see you've got this really cool Oak tree right there beyond those palmettos. So if you relocated those palmettos and opened up the view through that Oak tree, you're gonna have an amazing ocean view right here.
You also have this stunning Oak tree that is just dripping in Spanish Moss and Southern charm. See all, this is what the view could look like from your first livable floor and see the ocean out there. My recommendation would be to bring an arborist in, to kind of clean it up so that you can look through this a little bit better, but this is essentially where your bedroom level would be looking out to the ocean and falling asleep to the sound of the waves. Y’all, we are standing of what would be your beach. You have this amazing expansive water view. Way off in the distance, there is Isle of Palms. Otherwise you just sit here and enjoy peaceful serenity. Here's what it looks like from the beach. You can see the neighbor there.
