Opportunities can arise where you least expect it.

My timing getting into the business was when agents were running away from real estate and I'm running towards it.

If I'm going to do it, I'm going to be #1!

I applied my building a business knowledge to real estate and tailored it to fit through trial and error.  I needed top search results on Google.

I bought Zillow leads to lock entire markets (cities/counties) this was before it was expensive.

I was buying leads not to buy leads, but to lock markets.  This is different.

I had so many leads, I couldn't follow up, hired an assistant and needed a buyer's agent.

I was in a McDonald's drive through and the employee was exceptional.  He ended up becoming my first team member and he knocked it out of the park.

I needed more agents!  My vibe was attracting a tribe.

If you're not generating leads you might as well close the door, without leads you have nothing!

Fast forward, Zillow leads are too expensive now, this is not cost effective.  Find a cost effective way to generate leads.

Team leading style, no more cracking the whip, leave it in their hands.  I have a 10am team meeting every morning and an in person Wednesday team meeting.  Agents take only as much time as I/you allow them to.  If I give them too much time, I might as well sell the homes myself.  My agents know the commitment up front.

My  part-time agents cover my overhead.  Personally I need to be more than a team leader, I like to be active in selling real estate and transactions myself.  I can delegate the admin work.

I can take 12 weeks off a year!  By creating a team through trial and error, office manager, listing manager, ect..

I like to help other agents in the community even if they aren't on my team or with eXp.

Understanding the complexity of the team, 80/20 split=out of business, need meat on your bones 50/50 split on everything period.  Know what your value is, if you're giving the value you deserve it.  You need to be profitable.  A team leader should/needs to be providing value for that 50%, LEADS!  I have fun doing this, learning and changing with technology is the KEY.  We are in one of the fastest changing times and industry, real estate.  We are a technology company, not just real estate.  Very small percentage of agents are capable of being team leaders.  You're a business must have a business mindset not just an agent.

Want to start a team?  get a structure and contract.  Where are the leads coming from?  How are you going to funnel them?  How will you bring those in?  You need systems!  You need leads!

Buy stuff that will make you more money.  You need many pillars to make you wealthy.
