Elsa's breakthrough happened years ago when she grew tired of buying real estate for other people and wondered if she could instead invest the time and energy into buying them for herself. As also the mother of three children, Elsa needed more control of her time. Good thing all of the thinking yielded positively, and sooner rather than later, she decided to switch to a real estate investing career by using her savings and SBA loans (which her sister had introduced her to) … because what's come of it is a dream come true!!
However, the journey, as you might predict, wasn't all rainbows and butterflies. Elsa’s first experience with a Syndication as a passive investor/Limited Partner (LP) brought her a loss of $100,000!! She shares the red flags to look out for when vetting a sponsor/General Partner to invest with (20/20 hindsight!). But suffering a loss didn’t stop her! If anything it inspired her. She went on to educate herself and took on her first deal as a General Partner (GP) where she was able to pay her investors a 10% return every quarter! She has had many successful syndications as a GP since! Through the ups and downs, she's mastered her trade and picked the timeless lessons every curve has illuminated. Elsa gets into the noteworthy moments of her career in this episode to reveal powerful lessons about investing, including taxes, multifamily deals, passive investing and more.
As Elsa says, remember: "Even if you don't have (the) money to go in and buy an apartment, invest as a passive investor… (because that way) you can put $25,000 in a deal and get 10% return every year."
