The European Court of Justice ruled, last Tuesday, that cities may be able to limit short term rentals, on the grounds that whoever repeatedly and constantly rents out their apartment, is actually changing the use of it. In other words, the use is no longer residential and when it constitutes change of use of residential premises in municipalities with over 200 thousand inhabitants, authorisation is required.
