Jake Klima joins us to explain the ins and outs of investing outside of your local market. Jake has purchased three properties outside his local market in the last 10 months using three different financing methods, including his most recent purchase using seller financing and recapturing nearly his entire investment into the property after refinancing.

Jake warns that the two things every investor needs to know when buying and rehabbing an out of state property is the After Market Value (ARV) or what the property will appraise for as well as having long term financing lined up BEFORE the purchase.
