In the inaugural episode of The Peter Zalewski Show podcast recorded on Sept. 24, 2025, host Peter Zalewski - an analyst who has tracked the South Florida condo market for more than 30 years - speaks with Emmy-winning investigative reporter John Pacenti to dissect the region’s evolving landscape and highlight the critical role of reliable information in business decisions.
During the 86-minute podcast, Zalewski and Pacenti focused on how the South Florida region’s evolving landscape necessitates a deep understanding of reliable information in business decisions.
The pair explored how the ability to acquire, interpret and act on reliable data has become an increasingly critical factor for success in South Florida’s complex business and investment landscape.
They also discussed how traditional sources of information are becoming less reliable, creating heightened risks and opportunities for investors.
Increasingly, the primary challenge for businesses and investors is interpreting official data, Zalewski said.
This problem, they said, is compounded by the dwindling of local journalism, which has historically served as a vital third party for independently collecting and vetting market information.
With fewer journalistic resources available to act as a public check on official narratives, the risk of relying on unverified information increases.
When established benchmarks are also periodically redefined, gauging performance through traditional metrics can become unreliable, Zalewski said.
Zalewski warned that an environment of data obscurity can lead to flawed analysis, misallocation of capital and poor strategic decisions.
In response, savvy business leaders and investors may shift away from a dependence on conventional reports and instead utilize new, independent analytical tools to gain a competitive edge, Zalewski said.
For example, the Miami Condo Cliff Index™ - launched on Jan. 1, 2025 - works to provide objective, verifiable measures of the state of the condominium market in the tricounty South Florida region of Miami-Dade, Broward and Palm Beach, Zalewski said.
This strategic approach to data can be useful for navigating a highly fragmented market where performance varies by submarket.
Granular data on trends allows for the identification of specific investment patterns and opportunities that broader market summaries may miss.
Ultimately, the current environment raises the likelihood that a shift in business practices may be needed as a skeptical and diligent approach to data is no longer just a recommendation but a competitive necessity.
