Description

Spain has lost one in eight of its short-term rentals. The rest of Europe just put its prices up. ๐Ÿ“‰๐Ÿ“ˆ

AirDNA's European review for July (published 14 August) is the starkest supply split we've seen this year:

๐Ÿ‡ช๐Ÿ‡ธ Spain: active listings 365,000 โ€” down 12.5% YoY. Nights stayed โˆ’11.8%. New bookings โˆ’14.5%.

๐Ÿ‡ซ๐Ÿ‡ท France +3.96% ยท ๐Ÿ‡ฎ๐Ÿ‡น Italy +3.59% ยท ๐Ÿ‡ฌ๐Ÿ‡ง UK +3.44% ยท ๐Ÿ‡ฉ๐Ÿ‡ช Germany +2.99%

Spain is the only major European market contracting. That's the registration regime doing exactly what it was built to do.

And on Tuesday (18 Aug) Barcelona pushed harder: the city's government commission quintupled the fund that pays residents' associations to ban tourist flats in their own building statutes โ€” โ‚ฌ56,000 โ†’ โ‚ฌ256,000. Up to โ‚ฌ2,500 per building for new statutes, โ‚ฌ1,500 to amend existing ones, covering 50% of notary and Land Registry costs. Applications now open to 31 December. The first round drew 80+ applications, 30% above the council's own forecast. Barcelona still plans to end 10,000+ licences by 2028.

Meanwhile, the Europe-wide picture in July:

๐Ÿ“Š Occupancy 69.2% (โˆ’0.3pp) โ€” flat ๐Ÿ’ถ ADR โ‚ฌ159.20 (+8.2%) ๐Ÿ“ˆ RevPAR โ‚ฌ110.10 (+7.7%)

Rate is doing all the work. And autumn is pacing ahead: September demand +6.9% with ADR +12.9%; October demand +6.0% with ADR +14.3%.

The operator take:

1๏ธโƒฃ If you're compliant in Spain, your competitive set just shrank by more than a tenth. Reprice accordingly โ€” don't discount into a thinner market.

2๏ธโƒฃ The enforcement vector has moved. It's not just city hall any more โ€” it's your own building's AGM, and Barcelona is now funding that vote.

3๏ธโƒฃ Everywhere else: September and October are not shoulder season this year. The forward book is telling you to hold rate.

Scarcity only pays the operators who are still legal when it arrives.

Where are you seeing supply thin out in your market?
