Stu and Lorraine are delighted to welcome back to Conveyancing Matters Mike Day from Integra Property Services.
In addition to being a property market guru, Mike offers training on many key areas affecting property professionals; so, with the introduction of the Legal Sector Affinity Group anti-money laundering (AML) guidance in January 2021, we decided it would be a good time to discuss the AML regime with him.
Mike points out many of the similarities in the AML obligations between conveyancers and estate agents. He highlights the importance of the continuing assessment of risk and Stu reminds conveyancers how important it is for us to know our clients.
Why are they buying? Where did their money come from? Does their profile fit the transaction?
(And Stu’s firm has dealt with three lottery winners over the years! Who knew?)
And we all agree on the importance of the relationship between the estate agent and the conveyancer.
What AML requirements do you think are most difficult to satisfy?
And Mike’s AML training course is not his most popular one for no reason! Suitable for conveyancers as well as estate agents!
