Description

We all have different investment styles, and we feel it’s important to learn about the motives behind various approaches. Our guest today certainly has a more bearish approach than our bullish take on things, and today, he talks us through his thought processing when it comes to committing to an investment. Jeremy Roll started investing in real estate in 2002, and in 2007, he left the corporate world to become a full-time passive cash flow investor. He is the President at Roll Investment Group, the co-founder of For Investors by Investors, and is an advisor for Realty Mogul. In this episode, Jeremy shares his greatest concerns, pertaining to the current multi-family market, and his data-driven approach to risk assessment. We find out why he is sitting on the fence when it comes to regular multi-family investments in the current climate, which opportunities he feels comfortable seizing, and when he might dive back into his principal field of interest (namely, multi-family). We discuss the effects of the impending increase in interest rates and inflation, as well as population migration and cap rate adjustments over time. Tune in to find out what will happen in the case of a recession, how to ensure you have enough padding if things go south, and so much more!
