A new theory on the collapse of the Champlain Tower South building collapse near Miami, Florida places emphasis on the building collapsing from the top down due to lack of maintenance related to spalling and possible structural flaws.
Engineer Frederick Shaffer of Shaffer Group Inc., who has spent many years in South Florida examining buildings like the Champlain Tower offers the observation the top down collapse is supported by where the building separated -- near the elevator core -- as proof .
Shaffer also notes that for those who are worried about the safety of their building that "it's not a matter of if but of when the next collapse will take place".
An interesting side note is that all buildings of a certain height MUST be inspected every four years. Have other buildings been inspected? What do their inspections show?
