You don’t have to sit idly by and wait for appreciation, you can take some action to help force the value up.
Examples for decreasing expenses are having tenants pay utilities, low flow fixtures, LED Lighting, energy-efficient appliances, and preventive maintenance.
Examples for increasing your income are increasing the rent, adding utility packages, including wi-fi for a fee, charging pet fees and pet rent, laundry facilities, parking, storage, amenity fees.
It’s key to remember not to add in so many extras that you price too high for the area and comparable properties, you don’t want the units to sit vacant. Find the sweet spot of providing value to your residents and also adding incremental streams of income for the property.
