A bridge loan is short-term financing, that’s the easiest way to explain it. You're going to see it called gap financing or interim financing, but think of it as short-term financing. We just did our first bridge loan where we loaned someone funds for 30 days so they could pay their hard money loan while waiting for their traditional loan to process. Once the traditional loan came through they paid off the bridge loan to us.

How investing in our debt funds works. It's different from private lending because the investor is going to put money in and it's going to earn interest from day one. Whereas a private money loan, the investor has to wait to have a specific deal (property purchase) to fund. So how can we afford to pay the investor interest if it's not secured by a property? We just did our very first bridge loan and this is one of the ways that we're able to pay interest from day one.
Additionally, here are a couple of things on how the inner workings happen within our business. So what we did is Freedom Capital Investments, is in charge of managing the debt fund. And so Freedom Real Estate Group is the one who's buying the turnkey properties. So Freedom Capital Investments will loan money to Freedom Real Estate Group at 12% in order to buy their properties and then we're paying our investors 6, 8, and 10 percent. So we've got a little bit of a cushion there, right, so that we can afford to be paying interest on this money nonstop.
