Pat ties these back into his personal life mentioning, it wasn't possible to do this when he was working 70 hour weeks, but now that he's created more whitespace he can now observe, identify, and execute.

More of a lender strike than an absence of capital
He ends it with saying, when good deals that pencil because its good real estate no longer work because of capital market abnormalities, in hindsight it would seem like a great time to do deals.
