It really is the best time to most of the buyers who are moving in the summer because it's more convenient for people to move in versus moving in the winter. In this market, any time of the year is pretty good. The demand is the strongest this time of year.
The normal market is 6 months supply. There's an equal number of buyers and sellers and there's no bidding wars. In this market, the inventory is still pretty low. We're ranked as one of the best cities in the whole country to live in by quite a few studies. We only have one and a half months supply of homes, average days on market is 25 days from the time it goes on the market to the time it gets a contract.
Summer's good time to sell because there's 5 military bases such as Peterson, Schriever, Air Force Academy, Norad and Fort Carson, a lot of them are transferring their people during the summer so that will start probably in May and keep going all the way through August and September or in between school years.
It's a great time to make that move either smaller or larger because all the experts are predicting this market's going to keep going up for at least the next 5 years. So why not do it now when the interest rates are low and the prices are lower than they're going to be a year or 2 from now.
