In our first solo episode, Ethan talks about the importance of working with sellers and why sometimes erring on the side of being slightly too "pushy" is the best route. We know how it sounds... no one wants to be pushy or aggressive with a seller. In fact, as we have all experienced in sales, this can often lead to push back or the deal falling through completely. We believe there is a fine line that can be drawn with this to be effective. We have lost countless deals by giving the seller their requested "space", and taking their word for it when they say they will call us back. We can count on one hand the number of times a seller has followed through with this in the past almost 6 years now. It RARELY happens, especially in competitive markets. This is why you need to be reaching out more consistently, and folllowing up even faster than they say too. They say call back in a few weeks? Call back in a few days. They say they need a couple months? Give it a couple weeks. You get the picture. If you aren't doing this, trust us, someone else is and they are the ones getting the deals. Be respectfully "pushy", and do all you can do get your hard earned deals under contact before someone else does!
