Laura Duggan of West Austin Properties tells us about negotiating multiple offers. She got her license in 1979 and in her more or less 42 years career she never experienced a dramatic increase in housing prices like we had in the last 6 months. Last year they had 600 Tech companies move to Austin during the pandemic and since January home prices have increased for about 20%. It all started about January when a lot of people started to get vaccinated and they started to move around and it’s just been really dramatic. Right now in Austin, they have like 14,000 real estate agents and about 12 hundred listings and the average day on market is 5 days. An agent is holding the property for just 5 days to see the maximum offer they could get. One of their agents has 47 offers on a listing in the $400,000 range and another has multiple offers in the multi-million price range. And to manage this traffic of offers they started putting the offers into a spreadsheet to keep on track and forward every offer to the seller to give him time to look over it. The economy is really changing and exciting at the same time.
