Having a different square footage measurement isn’t good, the best thing you could do as a seller and the same thing your agents would want you to do is to get an appraiser to physically measure the property. Disclose everything that you know to avoid lawsuits or any possible problem that may come in the future and your appraisal sketch with measurements will probably be the best.
