A Seattle based company just put out a study that there are two million renters that can afford to buy a property because they work remotely nowadays. They cannot afford to buy in their local areas but since they work remotely, they can afford to buy in other areas where entry level housing is much more affordable. Which is why we are getting calls from people in other states and why remote Tulsa is so popular.
I just had a closing with one of my clients who came to Tulsa and said “I like it here, it’s not so crazy and I can actually buy things” and she bought a house and that's money goes directly into our economy. With this situation it puts more stress on this market due to house shortage but with this new possibility of renters being able to buy and more affordable places are available like Tulsa. These restrictions make a lot of people would like to move into more remote areas and we will not realize it until we step outside the green country. And as companies realize that they can just half their workforce and work someplace else people are starting to say “I don't need to live here where I can't even afford a house. I'm going to go where I can buy three houses like Tulsa.”
For some they take consideration of leaving the comfort of their living and they think about their friends and the amenities around them. And that is why some people are not moving, of course. But for a lot of people, they think that they can save so much money going to Tulsa. Others who are moving because they have gotten friends, they can visit them and their friends can visit them. Many aging millennials are coming back to be with their family and are realizing that there is more to life than what they are pursuing. This is one of the things to watch when you are an investor, where the next large movement will be in the population in the next 5,10 or 20 years.
And what Tulsa has done in the region has made our city our green country so attractive that people do want to live here. There is entertainment, there is arts, there are things for everybody of all ages. Tulsa is going to move there, on the future of real estate on our TMG program, the things that had been approved but had not shown up on the ground yet are what we will see over the next 5 or 10 years. Can you imagine New York City without Central Park? Of course, you can’t. Well soon you will not be able to imagine Tulsa without the gathering place, without the pop museum, without the Brady Arts District. And that is what is driving all these calls that we are getting as a realtor. I receive these inquiries every day and it makes you appreciate just how attractive this city is.
