[32:10] Dealing with investors is a huge challenge and a lot of my experience prepared me for the upside and the downside of running the business. In our 31 years of business, we had 3 recessions and there have been downsides for sure. Those early experiences I had helped me understand the basics of the business.

Bristol Equities, Inc. was established in 1990. In 2014, Bristol Equities, Inc. created Bristol Urban Apartments, a division that is focused on the management of our residential properties. Our specialty is vintage and historic properties ranging from 1890 to 1965 with an interest in enhancing the classic features which appeal to our residents.
Our current portfolio includes 38 multifamily properties in the city of Portland with 919 apartment units and 6 commercial/retail properties located in Oregon and Georgia. As general contractors, we have extensively renovated over 60 projects over the past 31 years and most buildings have historical significance. In addition to our apartment portfolio, we have engaged in the business of converting apartments to condominiums.
