In Session 65 recorded on the evening of June 28, 1964, Jane Roberts and Rob Butts find themselves in a classic earthly pickle: they're considering buying a house in the country but are overwhelmed by the decision. Naturally, they turn to their friendly neighborhood non-physical entity for some cosmic real estate advice.

Seth materializes with a distinct sense of humor about the situation, opening with the zinger, "As you are discovering for all our discussion on matter, matter matters even while it does not matter at all." He admits that their dilemma of "buy or don’t buy" makes his own vast, multi-dimensional concerns seem "almost childlike by comparison."

The Cosmic Property Survey

Seth turns his psychic senses to the artist's house on the hill, giving it a glowing review.

• Location, Location, Location: The house gets top marks for being on high ground and near water (the Chemung River). Seth explains this is premium real estate for spiritual growth: "Water, that is a body of water, has value for the development of inner abilities." The foundations are good, the hill is "friendly," and the underlying earth currents are beneficial.
• Psychic Feng Shui: The house has a good psychic atmosphere but needs a cleanse. A previous resident was a "destructive and sometimes cruel" man, and a "somewhat disturbed" child also lived there. Seth’s prescription is to air the place out, repaint the walls, and, most specifically, to discard any toys left behind. "Any children’s balls should be discarded and not given to the cat to play with." You heard it here first: don't let your cat play with haunted toys.
• Spiritual Financing: Acting as a celestial financial advisor, Seth sets a firm budget of six thousand dollars. He explains that a larger mortgage would create fear, which would block their energies and make the house harder to pay off. A "house psychically unsound," he notes, "would greatly cut down your ability to pay for it." In contrast, the positive energy from this specific house would help them pay it off in just five to eight years.

Past-Life Baggage and Future Growth

Seth connects Rob's (Joseph's) deep desire for large acreage to a past life as a landowner in 17th-century Denmark. He gently calls out this current reluctance to settle for less as a form of "self spite," reassuring him that even one acre will unleash the "psychic freedom and burst of energy" they need.

This move promises to be a creative and psychic goldmine. Seth foresees that Rob will "paint two pictures in particular, landscapes in tempera, that will help set your name." He also advises them to plant a garden and install a small water feature to create a "place of inner contemplation" that will greatly expand their inner senses.
