In summary, if your property is 5 years or younger, then as long as the renovations comply with the SDA building guidelines, then it is possible for the property to be enrolled as an SDA swelling within the NDIS. As long as you engage an SDA Assessor and Architect to ensure the changes are compliant, to then engage a builder to modify. However, if you have a much older dwelling, then a minimum 'renovation cost' is required to be spent to qualify for an SDA compliant dwelling. These minimum amounts are extremely high (circa $650,000 renovation cost) for a HPS qualification, as an example. It is lower for IL and ROBUST homes, obviously. Please refer to the SDA PRICE GUIDE on the NDIS website for accurate information. It certainly seems clear to the industry that the NDIA want 'brand new built' SDA homes as a preference, and this can be clearly be seen in the challenging process for renovations.
