a. We Know that Buyers Eliminate Homes Online…
b. The typical buyer looks at home online for LESS THAT 57 SECONDS
I. One of my clients said each home gets NOT MORE than 5 Clicks
ii. Yet too many agents put bad photos, wrong order of photos, and photos of things in the house that do NOT make the house look more attractive than the asking price!
1. This has to do with the fact that the industry is very weak on teaching marketing to agents.
c. Curb Appeal HAS to be right!
i. This is THE time of year to get it right!
ii. Even if you are planning to sell next year if your flowers come in really nicely this year…take a horizontal photo of it and the same them.
iii. Photos of summer flowers shown on
homes in the winter are very appealing
d. Here are some Curb Appeal Tips:
I. Freshen up the front door with lots of florals
ii. Freshen up mulch beds
iii. Paint the front door
iv. Make sure the doorbell and mailbox are in good shape!
1. Speaks to how the home is maintained
v. Trim overgrown bushes
vi. Fix dead grass
1. Saw a commercial of these rolls of grass
2. Name is GroTrax on Amazon for $80 for 200SF
3. Water and grow. Even over concrete!
4. Many people are telling me there were a few landscaping casualties from the winter. Now is the time to repair and replace.
5. Even if you are thinking of selling next year, we’d be happy to have some professional photos taken of the yard at its best, no-cost, no-obligation and would love to be considered to handle the sale when you are ready.
