2020-01-2603 minInternal LPNเสียงตามสาย ประจำวันที่ 24 ม.ค.63ข่าวดี...มาก! วันนี้ สืบเนื่องจากวันที่ 20 ม.ค.63 ที่ ธนาคารแห่งประเทศไทย (ธปท.) เปิดเผยออกมาว่า ได้พิจารณาปรับปรุงมาตรการ Loan to Value Ratio (LTV) เพื่อช่วยสนับสนุนให้ประชาชาชนได้มีบ้านเป็นของตนเอง ดังนี้
กู้ซื้อบ้านหลังแรก กู้ได้ 110%
เพื่อส่งเสริมให้ประชาชนเป็นเจ้าของบ้านหลังแรกได้ง่ายขึ้นและช่วยบรรเทาภาระค่าใช้จ่ายที่จำเป็นในการเข้าอยู่อาศัย โดยในการกู้ซื้อบ้านหลังแรกที่ราคาต่ำกว่า 10 ล้านบาท แม้ว่ายังคงเพดาน LTV 100% สำหรับสินเชื่อบ้าน แต่ผู้กู้สามารถกู้เพิ่มได้อีก 10% ของมูลค่าหลักประกันสำหรับค่าใช้จ่ายที่จำเป็นในการเข้าอยู่อาศัยจริง เช่น การตกแต่งบ้าน การซ่อมแซมหรือต่อเติม
*สินเชื่อเพื่อการตกแต่งที่มีบ้านเป็นหลักประกัน มีผลทำให้มีดอกเบี้ยสำหรับเงินกู้เพื่อการตกแต่งต่ำกว่าวงเงินกู้แบบไม่มีหลักประกัน
กู้ซื้อบ้านหลังแรก วางดาวน์น้อยลงจาก 20% เหลือแค่ 10%
จากเดิมที่มีการกำหนดเงื่อนไขการกู้ซื้อบ้านหลังแรกที่มีราคาตั้งแต่ 10 ล้านบาทขึ้นไป ผู้ซื้อจะต้องวางดาวน์ไม่ต่ำกว่า 20% มีผลกระทบทำให้กับผู้ซื้อหลายรายต้องชะลอแผนการซื้อที่อยู่อาศัยออกไป
ผ่อนเกณฑ์สำหรับ การกู้ซื้อบ้านสัญญาที่ 2 ที่ราคาต่ำกว่า 10 ล้านบาท
โดยต้องผ่อนชำระสัญญาที่ 1 มาแล้วอย่างน้อย 2 ปี (จากเดิมกำหนด 3 ปี) ให้วางเงินดาวน์เพียง 10%
นอกจากนี้ยังได้มีการปรับหลักเกณฑ์เงินกองทุนให้กับผู้กู้กลุ่มผู้ซื้อที่อยู่อาศัยจริง และการกู้สร้างบ้านบนที่ดินปลอดภาระ เพื่อสนับสนุนให้สถาบันการเงินปล่อยสินเชื่อมากขึ้น
โดยทั้งหมดนี้ได้มีผลบังคับใช้แล้วตั้งแต่ 20 มกราคม 2563 เป็นต้นมา

Friends แล้วบางทีเห็นว่าแอดมินยังไม่กดเข้าไปอ่านคำตอบ ก็จะมีเสียงทักท้วงมาว่าทำไมแอดมินไม่ยอมเปิดอ่าน ใจเย็นๆนะคะ แอดมินไม่เปิดไม่ได้หมายความว่าไม่เห็นคำตอบนะคะ เพราะทุกคำตอบที่ส่งมาจะเห็นที่หน้าจอโทรศัพท์อยู่แล้ว แอดมินก็จะรอให้เพื่อนๆตอบเข้ามาเยอะๆ แล้วเลื่อนหน้าจอไปดูว่าคำตอบด้านล่างสุดที่ตอบถูกเป็นของเพื่อนๆคนไหนนั่นเอง
เรื่องต่อมาที่ต้องบอกกัน วันนี้โอกาสในการเป็นเจ้าของคอนโดและบ้านของ LPN กลับมาอีกครั้ง เพราะ โครงการ “บ้านดีมีดาวน์” ซึ่งเป็นหนึ่งในโครงการสนับสนุนจากทางภาครัฐ เพื่อเป็นการลดภาระและสนับสนุนให้ประชาชนทั่วไปมีที่อยู่อาศัยเป็นของตนเอง โดยภาครัฐสนับสนุนเงินเพื่อลดภาระการผ่อนดาวน์(Cash Back) จำนวน 50,000 บาท ต่อราย นั้นยังสามารถใช้ได้ถึง 31 มี.ค. 2563

มาทบทวนกันสักนิด กับการแต่งกายชุดฟอร์มที่เหมาะสม
เสื้อโปโลใส่คู่กับกางเกงผ้าทรงสุภาพ หรือกางเกงยีนส์ที่เหมาะสม โดยเก็บชายเสื้อในกางเกง และรัดเข็มขัดให้เรียบร้อย
สีกางเกงที่สามารถใส่ได้ สีดำ กรมท่า บลูยีนส์เข้ม ไม่สามารถใส่ สีอื่นๆ ยีนส์สีซีด หรือยีนส์ฟอกได้
สีเข็มขัด ดำ น้ำตาล

เรื่องต่อมา เรื่องรายได้ของเรา ขอความร่วมมือเพื่อนพนักงานช่วยกันชักชวนลูกค้าเก่าให้แนะนำเพื่อนมาซื้อโครงการพร้อมอยู่อย่างต่อเนื่องด้วย เพราะขณะนี้มีเพื่อนพนักงานชักชวนลูกค้าเก่าเป็นผู้แนะนำลูกค้าใหม่แล้ว 70 คน จากเป้า 1,000 คน
นอกจากนี้ก็ยังมีโครงการใหม่ที่อยากให้เพื่อนๆช่วยกันสื่อสารเพื่อเพิ่มยอดลูกค้าเข้าชมโครงการด้วยเช่นกัน เมื่อไหร่ก็ตามที่เพื่อนๆพักสายตาเข้าไปอัพเดทความเคลื่อนไหวกับเพื่อนๆในเฟสบุค ก็อย่าลืมแวะไปแชร์ข้อมูลโครงการใหม่ หรือโปรโมชั่นใหม่ๆ จาก Facebook Condo Lumpini กันอย่างสม่ำเสมอด้วยนะคะ

วันสุดท้ายของการทำงานในสัปดาห์นี้ เรามาอัพเดทเรื่องราวความเคลื่อนไหวขององค์กรน่าอยู่ของพวกเรา ในเสียงตามสายเช่นเคยนะคะ
เรื่องแรก ณ วันนี้เรามียอด Lead หรือ ยอดลูกค้าใหม่ที่ได้จากการแนะนำของลูกค้าเก่า จำนวน 64 คน จากเป้า 1,000 คน ก็ต้องขอความร่วมมือเพื่อนพนักงานช่วยกันชักชวนลูกค้าเก่าให้แนะนำเพื่อนมาซื้อโครงการพร้อมอยู่อย่างต่อเนื่องเลยนะคะ ทีม SM หรือ Telesale ของเรารอปิดการขายอยู่!
เรื่องต่อมา เป็นเรื่องของการเปิดจอง Sale Online ราคาพิเศษวันที่ 9-9-2019 ที่พวกเราเคยช่วยกันบอกต่อไปนั่นเอง โดยมี 2 โครงการที่เข้าร่วม คือ
- ลุมพินี พาร์ค วิภาวดี – จตุจักร ขนาดห้อง 28.50 ตร.ม. ราคาเดียว 2.69 ล้าน ฟรี! เฟอร์นิเจอร์+แอร์ +เครื่องทำน้ำอุ่น*

ซึ่งปรากฏว่าได้รับความสนใจจากลูกค้าเป็นอย่างมาก สามารถปิดการจองได้ถึง 8 ยูนิต ในเวลาไม่นาน (ข้อมูล ณ 12.00 น. วันที่ 19 ก.ย.62) เห็นว่าช่องทาง Online เป็นช่องทางที่เข้าถึงลูกค้ายุค 4.0 ได้เป็นอย่างดี จึงอยากเชิญชวนเพื่อนพนักงานทุกคนช่วยกันกด like กด share ข้อมูลงานขายจาก Condo Lumpini ออกไปสู่สาธารณะอย่างสม่ำเสมอค่ะ
เรื่องที่สาม เป็นเรื่องของความภาคภูมิใจของเราบ้างค่ะ เมื่อเร็วๆนี้ MD.พี่ไก่ สุรัสวดี ซื่อวาจา กรรมการผู้จัดการ บริษัท แอล พี ซี วิสาหกิจเพื่อสังคม จำกัด ได้รับเชิญให้เข้าร่วมสัมมนาพิเศษหัวข้อ “หุ้นส่วนสร้างภูมิคุ้มกันสังคม ยกระดับชุมชนยั่งยืน” ในงานสัมมนา “แนวพระราชดำริ ภูมิคุ้มกันสังคม วัคซีนธุรกิจยั่งยืน” ลดเหลื่อมล้ำ หนุนเศรษฐกิจฐานราก จากเหนือจดชายแดนใต้ ว่า บริษัท ลุมพินี พร็อพเพอร์ตี้ เซอร์วิส แอนด์ แคร์ จำกัด (LPC) ซึ่งเป็นบริษัทในเครือของ LPN ได้ก่อตั้งขึ้นเมื่อปี 2554 โดยเน้นการพัฒนา และยกระดับคุณภาพชีวิตกลุ่มสตรีด้อยโอกาสเข้ามาเป็นพนักงาน โดยแอลพีเอ็นเป็นผู้ลงทุน และไม่ปันผลกำไรกลับมาที่ตนเอง แต่จะปันกลับคืนไปสู่พนักงานแอลพีซี ในรูปแบบค่าจ้างและค่าตอบแทนที่สูงกว่า โดย LPC ได้ดำเนินการมอบความสุขตามภารกิจ 4 สร้าง ได้แก่
สร้างการรายได้ โดยค่าแรงที่จ่ายมากว่าค่าแรงขั้นต่ำ อยู่ 10 %
สร้างโอกาส ทำเขาเหล่านี้เหล่านี้ตกปลาเป็น ไม่ใช่คอยรับแต่ปลา จะทำอย่างไรให้เขามีอาชีพเสริม มีรายได้เพิ่ม เหมาะกับศักยภาพของเขาเอง และตลาดมีความต้องการ จึงเป็นที่มาของอาชีพนวด ซึ่งสามารถทำในวันหยุดได้
สร้างศักดิ์ศรี ทำให้เขารู้สึกว่าเป็นคนกลุ่มเดียวกับเรา เขาคือ ผู้ร่วมงานเดียวกับเรา ที่นี่จะมียูนิฟอร์มแบบเดียวกัน ที่ใส่ตั้งแต่ประธานบริษัท จนถึงแม่บ้าน ต่างคนต่างเคารพซึ่งกันและกัน รักษาไว้ซึ่งเกียรติของกัน
สร้างความสุข ซึ่งจะเป็นความสุขทั้งสองฝั่ง สุขทั้งผู้ให้และผู้รับทั้งนี้ LPN เป็นบริษัทผู้พัฒนาอสังหาริมทรัพย์ รายแรก ที่มีบริษัทในเครือได้รับการรับรองเป็นกิจการเพื่อสังคม จาก กรมพัฒนาสังคมและสวัสดิการ กระทรวงการพัฒนาสังคมและความมั่นคงของมนุษย์ ปัจจุบันจึงเปลี่ยนชื่อเป็น “บริษัท แอล พี ซี วิสาหกิจเพื่อสังคม จำกัด (LPC Social Enterprise Company Limited)”

หลังจากที่เราเปิดขาย ลุมพินี วิลล์ แจ้งวัฒนะ 10 ไปเมื่อวันเสาร์-อาทิตย์ที่ผ่านมา มีลูกค้าจองไปแล้ว 20 ยูนิต ส่วน โครงการ BAAN 365 พระราม 3 ที่เปิดโซนใหม่ก็มีลูกค้าจองไป 3 ยูนิต แสดงว่าพลังแห่งการแชร์ทาง Social ของเพื่อนๆนั้นมีประสิทธิภาพจริงๆ PR ได้ง่ายๆโดยไม่ต้องใช้เงินซักบาท เพื่อเป้าหมายรายได้ขององค์กร ก็ขอความร่วมมือเพื่อนๆช่วยกันแชร์อย่างสม่ำเสมอนะคะ ซักสัปดาห์ละ 2-3 ครั้งก็ยังดีค่ะ
และก่อนที่จะเริ่มงานในเช้าวันนี้ เพื่อนๆอย่าลืมสำรวจการแต่งกาบของตนเองก่อนนะคะ ว่าถูกต้องแล้วรึยัง เพื่อเสริมสร้างภาพลักษณ์ที่ดีของแบรนด์ LPN

2019-09-1502 minInternal LPNเสียงตามสาย : Episode #011สวัสดีเพื่อนพนักงาน LPN ทุกท่านค่ะ วันสุดท้ายของการทำงานในสัปดาห์นี้ พรุ่งนี้เพื่อนๆที่สำนักงานใหญ่ก็จะได้หยุดพักผ่อนหลังจากทำงานมาทั้งสัปดาห์ แต่เพื่อนๆเราที่ Front line โดยเฉพาะฝ่ายขายนั้น เค้ามีงานสำคัญ คือ
การเปิดขาย ลุมพินี วิลล์ แจ้งวัฒนะ 10 คอนโดใหม่ใกล้แนวรถไฟฟ้าสายสีแดง สนามบินดอนเมือง ศูนย์ราชการ ไอทีแสควร์ ราคาเริ่มต้นเพียง 1.43 ล้านบาท โครงการนี้เป็นอาคารพักอาศัย 8 ชั้น จำนวน

และสำหรับบ Make it Simple บ่ายสองโมงวันนี้มี 2 หัวข้อ Make it ให้ Simple กับ Cost Value trade off ทีมงานเชิญ อาจารย์โจ ประพันธ์ศักดิ์ MD.LWS พี่หนิง พิเชษฐ์ LPS และอีก 1 หัวข้อก็คือเรื่องรายการเสียงตามสาย ที่มีข้อจำกัดสื่อสารได้เฉพาะพนักงาน ในสำนักงานใหญ่ ทีมสื่อสารภายในก็เพียงแค่เปลี่ยนการสื่อสารผ่าน "Podcast" โดยส่งทาง Line@LPN.Friends อย่างที่เพื่อนๆกำลังฟังอยู่นี้ ก็สามารถขยายการสื่อสาร ได้ทั่วถึงพนักงานทุกคน ฟังเสียงกันมามากแล้ว บ่ายนี้มาเจอทีมงานตัวจริงกันใน live นะคะ

เรื่องต่อมานอกจากการเป็นกระบอกเสียงเพื่อสื่อสารงานขายโครงการใหม่แล้ว อีก 1 วิธีที่เพื่อนๆจะสามารถช่วยสร้างรายได้ให้บริษัทได้ก็คือการผลักดันยอดขายของโครงการพร้อมอยู่ ด้วยการ “ชักชวน” ลูกค้าเก่าที่เป็นผู้กว้างขวางให้ “แนะนำ” เพื่อนมาซื้อคอนโดลุมพินี หากลูกค้าใหม่โอนกรรมสิทธิ์เมื่อไหร่ เพื่อนๆและลูกค้าเก่ารับค่าแนะนำทันที บริษัทมีรายได้ เพื่อนๆก็มีรายได้ด้วยค่ะ

หลังจากที่พวกเราได้เริ่มสื่อสารผ่านช่องทาง "เสียงตามสาย" (ชั้น 36, 28 และ 21 ที่อาคารลุมพินีทาวเวอร์) มานับตั้งแต่ต้นปี ปรากฎว่าได้รับเสียงตอบรับเป็นจำนวนมาก ถึงขนาดมีบางท่านส่งเรื่องมาทาง Make it Simple ว่าอยากฟังทุกวันเลย! จนทีมงานปลื้มอกปลื้มใจเป็นหนักหนา ตามมาด้วยเสียงเรียกร้องจากเพื่อนๆเราที่อยู่ภายนอก เป็นที่มาของการนำ podcast มาใช้
