Running numbers on a vacation rental is VERY different than running numbers on a normal rental. For running numbers on the vacation rental, you have to account for the management fees (which are higher), furnishing and decor to make the property desirable, and you have to get professional pictures. Make sure that the numbers work as a standard rental if you are buying a property to be a vacation rental, if the vacay market fails then at least you can rent it out as a standard rental with cash flow.

As it turns out, you should. I didn't allow pets originally, but after talking to another investor about how much more rent they made in a year from pet rentals, I just started allowing pets in my properties. There are some studies that say pet owners are more stable and are more likely to be longtime renters, so we will see if that is true.

Tips for Buying A House
Teo's House Buying Tips: When buying a house or a rental it is so important to not fall in love with a property, it's an easy way to loose money. Get a good home inspector, they will catch things that could have you bleeding $$ later to fix. Don't buy any houses with super weird layouts, it's a recipe for weird things to happen. Be careful when purchasing a home from a flipper, just make sure the work was completed on the house, don't be afraid to ask what they did on the house.
