Our Homes - Ending the Housing Crisis: An Empty Homes Tax for Honolulu
In this episode of Our Homes, Ellen Carson and Keith Webster (advocates for Faith Action for Community Equity, a nonprofit focusing on housing and homelessness solutions) speak about an empty homes tax under consideration by the Honolulu City Council. Modeled after Vancouver, Canada’s tax, Honolulu’s proposal would be levied on an empty home’s assessed value, on a graduated rate with a 3 year phase. Faith Action for Community Equity believes this would disincentivize non-resident buyers and create a funding mechanism to support more housing construction and homeless services.

As firms are finding out, the unit economics of AI/ML is not exactly like software. It requires more manual manipulation of data than one might expect – including ingesting data, cleaning data, tuning models – and deployment doesn’t scale like pure software does. Every customer has their own unique datasets. The Department of Defense has had enough trouble adapting its hardware-oriented acquisition system to buying software. Will AI/ML present an even greater challenge or does it lend itself to the traditional labor services model? One of the most common stories I hear is, "I'm not ready yet." You have a dream, a goal, an ambition, but without the connections, skills, or resources it feels out of reach. Social media makes it easy to see others' success without showing the REAL stuff. Late nights, blood, sweat, tears… the messy middle doesn't make the highlight reel. This mindset undermines our confidence and inhibits creativity. Chances are, you do have what you need to get started. Today's show is going to prove it to you.
